Tenera’s Comprehensive Repair Specifications for Foundation Wall Waterproofing

Tenera was hired to provide detailed repair specifications for a commercial building in Mississauga to ensure one of the foundation walls would be completely waterproof, eliminating the issue with leakage. A solution that would allow for work to be done around the conduits was required. Tenera’s specifications ensured that each aspect of the repair process was executed with precision, offering long-term protection and durability.


The Critical Role of Foundation Wall Waterproofing

Waterproofing foundation walls is essential in preventing water infiltration, which can lead to a host of structural problems, including corrosion of reinforcement, spalling of concrete, and the growth of mold within interior spaces. Foundation walls are especially vulnerable to water exposure due to hydrostatic pressure, capillary action, and environmental elements. When waterproofing is compromised, water can penetrate the foundation, causing cracks to widen and structural elements to weaken. By specifying proper waterproofing systems during the repair process, Tenera ensures that buildings like this one is well-protected against water damage, thus extending the life of the structure and reducing future maintenance costs.


Repair Method

The areas requiring repair were excavated to a depth of 18 feet and a width of 12 feet to fully expose the foundation and allow for the removal of the existing waterproofing membrane. Once exposed, the foundation walls were thoroughly power washed to remove debris, contaminants, and any loose material, ensuring proper surface preparation for subsequent repairs. Necessary concrete repairs, including crack filling and patching, were performed to restore structural integrity and create a sound substrate for the new waterproofing system.

Following the concrete repairs, a high-performance waterproofing membrane was applied to the prepared surfaces. This membrane was selected for its durability and ability to form a continuous, impermeable barrier against water infiltration. Particular attention was given to areas where conduits penetrated the foundation walls; these points were carefully sealed using appropriate sealants to prevent moisture ingress. To further enhance drainage and prevent hydrostatic pressure buildup, drainage pits were installed beneath the foundation. Additionally, new weeping tiles were installed at the base of the foundation to facilitate the efficient drainage of groundwater away from the building, minimizing the risk of water accumulation and future infiltration.
