Parking Garage Floor Crack Repair Specifications for Lasting Results

Tenera was hired to provide detailed specifications and supervise the crack repair for the underground parking garage floor at a mid-rise residential building located on Yonge Street in North York. This project was a critical component of the building’s maintenance plan, aimed at addressing structural integrity issues and ensuring the longevity of the parking facility.


Project Scope and Objectives

The objective of this project was to repair existing cracks in the garage floor surface to prevent further deterioration and enhance the durability of the structure. The repair process employed advanced techniques and materials to ensure a robust and long-lasting solution.


Crack Repair Method

Each crack was initially assessed to determine its extent and depth, guiding the subsequent repair steps for precision and effectiveness. The contractor was instructed to use a hand grinder: each crack was routed to create a uniform and clean edge – crucial for the proper adhesion of repair materials – and to remove any loose or weakened concrete along the edges. Following routing, the cracks were thoroughly cleaned to eliminate all dust, debris, and contaminants using high-pressure air and industrial vacuum systems, ensuring the surface was free of any particles that could interfere with the adhesion of the primer and filler materials.


A high-performance primer was applied to the cleaned and routed cracks, serving as a bonding agent to enhance adhesion between the concrete substrate and the crack filler. After allowing the primer to cure as per manufacturer specifications, a specialized crack filler was injected into the routed cracks. This filler, formulated to expand slightly as it cures, ensures complete filling and bonding with the concrete. Chosen for its durability, flexibility, and compatibility with subsequent coating materials, the filler was applied meticulously to optimise the repair.  


Top Coat Application

Once the crack filler had cured, a polyaspartic top coat was applied over the repaired areas. Known for its exceptional abrasion resistance, chemical resistance, and quick curing times, polyaspartic coating is ideal for high-traffic areas like parking garages. To further enhance slip resistance and durability, aluminum oxide was broadcast into the wet top coat, improving the safety of the parking surface and extending the coating's lifespan by providing additional wear resistance.

Polyaspartic coatings offer several advantages for parking garage floors, including high resistance to chemicals like oil, gasoline, and other automotive fluids commonly found in these environments. They withstand heavy traffic and physical wear due to their exceptional abrasion resistance. Additionally, polyaspartic coatings provide excellent UV stability, preventing yellowing or degradation from sunlight exposure. Their fast curing times significantly reduce facility downtime, allowing for a quicker return to service.
