Garage Entrance Ceiling Crack Repair Solutions

Updated: Nov 20

Tenera was hired again to provide application specifications for another concrete repair project at a mid-rise residential building on Pharmacy Ave. in Toronto. This time, the focus was on a ceiling crack near the entrance of the underground parking garage.

We had been delivering concrete repair and waterproofing solutions for this property, addressing various issues throughout the multi-level underground garage, including ramp repairs, drainage edge reinforcement, crack repair, and patching on both ceilings and floors across three different parking levels. We’ve also made sure that the contractor hired to do ceiling and floor painting to restore the overall aesthetics of the garage followed the material specifications. The latest project involved rehabilitating a delaminated section of the ceiling near the garage entrance, where the concrete had deteriorated and required urgent patching and painting to restore its structural integrity.

Repair Method

The ceiling crack repair near the garage entrance required a precise and methodical approach to ensure a durable solution, which was reflected in the repair specifications we provided. When the contractor started work, we made sure that the correct preparation was done ahead of the required patching.

Unlike traditional methods that require a two-inch demolition before patching, our advanced application design allows contractors to install patches as thin as 5 mm, even in cases where varying thicknesses are needed. This is made possible by the specialised materials and repair methods we specify, which create monolithic patches that fully restore the structural integrity of the damaged concrete slab. For this project, thicker patches were required due to the extent of the delamination, and we used industrial-grade materials to ensure the patches adhered strongly and remained in place. After the patching process was complete, we applied a finishing coat of paint to match the surrounding surface, blending the repair seamlessly into the existing structure and restoring the visual appearance of the ceiling.

The Importance of Timely Ceiling Crack Repairs

Addressing ceiling cracks in parking garages, especially near entrances, is crucial for maintaining the safety and integrity of the structure. If left unattended, even small cracks can grow over time, leading to more extensive damage that compromises the stability of the concrete. Water infiltration through these cracks can exacerbate the deterioration, causing rusting of rebar and further weakening the structure. Timely repairs prevent these issues from escalating, ensuring that the garage remains safe for use and avoiding costly, more invasive repairs in the future. In high-traffic areas like garage entrances, ensuring that the ceiling is structurally sound is especially important to prevent potential hazards to vehicles and pedestrians.

Benefits of Advanced Patching Techniques

The advanced patching techniques we use offer significant advantages over traditional methods. By having contractors apply patches as thin as 5 mm, we minimise the need for extensive demolition, reducing the overall disruption to the garage and speeding up the repair process. The use of industrial-grade materials ensures that the patches bond monolithically to the existing concrete, providing a strong, durable repair that restores the structural integrity of the slab. These methods also allow for precise repairs, accommodating varying thicknesses as needed, and ensuring that the patched area is fully integrated with the surrounding concrete. The final step of painting the patch not only restores the appearance of the ceiling but also provides an additional layer of protection, helping to extend the lifespan of the repair.
