Efficient Design Application for Concrete Restoration and Coating – Stairs and Landings

When Tenera was tasked with delineating specifications for the restoration and coating of stairs and landings of 23 townhomes situated on Guildwood Way in Mississauga, a thorough site inspection was performed as the first step. Analysing the findings, the repair process was divided into three stages, with the respective specifications provided: sandblasting, concrete crack repair and patching, and the application of polyaspartic coatings.


Stage 1 – Sandblasting

To ensure proper surface preparation, the contractor was instructed to remove the existing epoxy coating and delaminated concrete by using the sandblasting technique, noted for its efficiency and speed. The added benefit of this method: the existing cracks were widened, minimising the subsequent necessity for grinding and chipping ahead of crack repair and patching application.


Time sensitivity was paramount, given that the stairways constitute the sole access points to the townhouses, shared by two homes each. To mitigate disruptions, we ensured schedule coordination, segmenting off one side of the stairs using aluminum railing barriers while permitting access via the alternate side, facilitating swift progress.


Stage 2 - Concrete Repair 

To achieve full surface restoration to avoid slab recasting, we provided step-by-step specifications to the contractor, to follow a proven crack repair and patching method, including the materials to use. Leveraging specialised industrial-strength adhesives, patches of varying depth, as thin as 5 mm, can be installed, making it possible to restore step geometry, without the need for a minimum 2-inch demolition which is required if traditional methods are used. The surface was then parged, for a more uniform finish, in preparation for polyaspartic coating.


Stage 3 - Coating

Two layers of polyaspartic membrane were applied, with a layer of non-slip aggregates added over the base coats, to ensure pedestrian safety. The top layer of polyaspartic fully sealed the application.

Polyaspartic coatings offer an array of advantages particularly well-suited for outdoor applications such as steps and landings exposed to varying weather elements and UV radiation. These coatings boast remarkable durability, resisting abrasion, impact, and chemical exposure, ensuring prolonged service life even in high-traffic areas. Additionally, polyaspartic coatings exhibit rapid curing times, significantly reducing project timelines and enabling quicker return to service. Their inherent UV stability prevents yellowing and degradation, maintaining aesthetic appeal over time. Furthermore, their flexibility facilitates seamless application even in challenging conditions, ensuring uniform coverage and enhanced protection against moisture intrusion and corrosion. Ultimately, the utilisation of polyaspartic coatings not only enhances the longevity and resilience of outdoor surfaces but also optimises maintenance efforts, offering a cost-effective solution for long-term asset preservation.
