Balcony Restoration and Waterproofing – Application Specs for Durable Results


When Tenera was approached to provide specifications for a balcony waterproofing project at a low-rise residential building located on Victoria Rd. N in Guelph, our team of specialists provided the application design keeping in mind project characteristics and requirements. Our specs included the repair method for the contractor to follow and the materials to use.

This project started with the first phase of the entire scope — nine balconies of twelve. However, due to the building owner's high satisfaction with the results, the project continued with the second phase which included the remaining balconies. The scope of work further extended to repairing concrete cracks at the entrance, on the walkways, and in the walls.


Balcony Surface Repair Method

The repair process was spelled out, step by step, to ensure efficient waterproofing and structural integrity. The method prescribed involved several key steps:


  1. Crack Filling: The contractor was instructed to open up the cracks to remove any loose material, ensuring a clean and stable surface for repair. Industrial-strength adhesives were then used to fill the cracks, providing a durable and seamless repair.

  2.  Patching: Any damaged areas were ground down to remove loose material and create a suitable surface for adhesion. A high-performance adhesive was applied, followed by the installation of concrete patches to restore the surface's structural integrity.

  3. Parging: This involved applying a smooth layer of mortar over the repaired surfaces to create a uniform and protective coating, ensuring the repaired areas were adequately sealed and prepared for the final membrane application.

  4. Polyaspartic Membrane Application: Finally, a polyaspartic membrane was applied to provide a robust, waterproof barrier. This coating not only enhances the durability of the balcony surfaces but also ensures long-lasting protection against water ingress.


Benefits of Polyaspartic Coatings

Polyaspartic coatings offer significant advantages for areas exposed to UV radiation and weather elements, making them an excellent choice for balcony surfaces. These coatings provide exceptional UV stability, preventing degradation and discoloration over time. They are also highly resistant to abrasion, chemicals, and temperature fluctuations, ensuring that the balconies remain durable and visually appealing despite harsh environmental conditions. Additionally, the rapid curing time of polyaspartic coatings allows for quicker project completion, minimising disruption to residents.


The specific application methods and industrial-strength materials used by contractors, as directed by our team of specialists, enable the complete restoration of balcony slab geometry without the need for recasting the slabs, unless specifically required by engineers. As a result, the load-carrying capacity of the balconies is fully restored, ensuring the safety and longevity of the structure.
