Crack monitoring: how to find and re-measure the same crack a year later

Crack monitoring only works if every reading comes from the identical point. The circle-and-tape method, where it breaks down, and how tags keep the series intact.

Finding and re-measuring the same crack a year later takes two things: a physical mark at the monitoring point, and a filing habit that ties every reading to that mark. The measurement is only valid if you return to the identical point. Six inches along the same crack is a different reading, and it looks exactly like movement.

Crack monitoring is one of the oldest techniques in the trade and one of the most sensitive to sloppiness. Every engineer I know has done it, and I have stood on sites while the circles were being painted. This article covers the classic method, where it breaks down, and how to make the series survive years and staff changes.

The circle-and-tape method

You paint a circle across the crack or the joint, and measure how far the two halves have separated when you come back. The circle straddles the feature, so if the wall moves, the halves move apart with it. A year later you arrive with a tape and measure the gap. It costs nothing, survives weather, and produces a number that means something, provided it is the same circle, measured the same way, and the earlier reading can be found. Those three provisos are where the method actually fails.

Where the method breaks down: finding and filing

The measuring is the easy part. You have to locate the mark again, which on a large elevation a year later is rarely quick. You have to be certain it is the mark you think it is, if there are several. And you have to find the previous reading to compare against, which usually means digging out last year's report and hoping the number is stated clearly enough to use. A new engineer attending in year three inherits all three problems at once, which is why the fix is about identification rather than technique.

Physical tags: from "where was it" to "scan it"

The durable fix is a machine-readable tag at the monitoring point. Two kinds are practical on buildings. A QR code sticker or plate is the familiar one: visible, scannable with any phone camera. An NFC tag is its invisible sibling, a coin-sized chip of the kind behind tap-to-pay cards; it can sit under paint or a finish, and tapping a phone against it opens the same link a QR would. Visible or invisible is a choice about the surface, so a client-facing elevation that cannot carry a label can still carry a monitoring point.

Scanning the tag takes you to the record for that specific location, so a new reading gets filed against exactly the place the earlier one described. The tag finds the spot and the record. The engineer still takes the reading, decides whether the change is significant, and decides what it means: movement of a given size may be routine seasonal behaviour or may be the thing the whole report turns on, and that judgment is the engineering. The tag's job is to make sure that judgment is comparing two readings from the same point.

The series is the record

A single crack width says very little. Four readings over three years say whether something is moving, how fast, and whether it is slowing, and that is the difference between a recommendation to monitor and a recommendation to intervene. Every weak link in the chain weakens the conclusion: reading three taken thirty centimetres off ruins the series, and nothing in the record will say it happened. So treat the monitoring record as a series in its own right rather than a line item in each year's report, and decide at the first visit how the series will be found and compared later.
