Project Background:
A two-level parking garage at a mid-rise residential building located on Bayview Ave. in Richmond Hill. Areas requiring repair: garage entrance, ramp, 56 parking spots – floor patching and leveling, and 41 parking spots – ceiling and wall crack repair.
ISSUE
Wall, ceiling, and floor cracks. Delaminated flooring and unlevel parking areas. Localised traffic topic failure.
Cause
Normal aging due to weather elements (ramp and entrance), salt, and vehicle traffic.
Solution
This was a three-phase project completed between January and October 2022. The first phase consisted of garage entrance repair, the second phase – parking spot leveling, and the third one – ceiling and wall crack repair.
STAGE 1
For entrance repair, the following specifications were given: cold joint waterproofing and surface repair (grinding, priming, and surface coating).
For ramp repair, application design included cold joint waterproofing, single defined cracks on ceiling and wall surfaces, and a waterproofing membrane.
STAGE 2
This stage comprised surface repair and leveling done for 56 parking spots and wall crack repair. Application design included leak stop, wall crack repair, parking spot patching and resloping (with patch applications of varying thickness).
