Repair Specifications for Parking Garage Ramps – Ensuring Lasting Waterproofing

Updated: Nov 20

After ensuring a successful completion of a series of concrete repair and waterproofing projects over the last few years at a commercial building near the intersection of Hwy 7 and Edgeley Blvd. in Vaughan, Tenera was asked to provide repair specifications for their parking garage ramp, which had significantly deteriorated. Our team not only developed the detailed specifications needed for the repair but also supervised the contractor throughout the project to ensure that these specifications were meticulously followed, guaranteeing a long-lasting solution.

The parking garage ramp had multiple cracks across its surface, and water penetration through the cold joints—where the ramp meets the walls—was causing humidity issues. Additionally, the area around the drain at the bottom of the ramp required waterproofing to prevent future water damage.

Repair Method

To achieve lasting results, the surface of the ramp needed thorough preparation before the waterproofing membrane could be installed. The first step involved grinding the entire area of the ramp to ensure a clean and even surface. Next, all the cracks were repaired by opening them up further, cleaning them out, priming them with adhesive, and filling them with specialised crack-filling material. Once the cracks were addressed, the entire ramp was coated with an epoxy-based primer that included aggregates for enhanced grip, ensuring proper adhesion of the membrane. The primer was then left to cure.

The following day, a polyurea-based membrane was sprayed onto the ramp, with aggregates added to ensure the surface would not be slippery. Finally, another layer of polyurea was applied to provide an additional level of protection.

Benefits of Polyurea-Based Coatings

Polyurea-based membranes with aggregates offer numerous benefits for garage ramp applications, making them an ideal choice for long-term durability and safety. Polyurea is known for its exceptional flexibility, strength, and resistance to abrasion, which ensures that the membrane can withstand the heavy traffic and harsh conditions typical of parking garages. When aggregates are added to the membrane, they create a textured surface that enhances traction, reducing the risk of slipping, especially in wet or icy conditions. This combination provides a robust, waterproof barrier that not only protects the underlying concrete from water damage and chemical exposure but also improves safety for vehicles and pedestrians using the ramp. Additionally, polyurea membranes cure quickly, minimising downtime and allowing for a faster return to service.
