Tenera was approached to provide a comprehensive waterproofing application design for balconies at a residential condo building located on Queens Quay W. The proposed repair method involves a meticulous multi-layered approach aimed at achieving long-lasting waterproofing results.
Repair Method
The contractor was instructed to carry out the repair by following a multi-step repair process, beginning with balcony slab surface preparation which involved removing the existing membrane.
Once the surface is ready, an L-shaped fiberglass sheet installation is executed around the entire perimeter of the balcony, extending both onto the walls up to a height of 6 inches and onto the floor. Subsequently, a multi-layer waterproofing membrane application is implemented, consisting of several crucial components. These include an industrial-strength adhesive for secure bonding, a geotextile layer coated with additional adhesive to enhance bonding, a waterproofing membrane for superior water resistance, insulation board for thermal protection, and another layer of a waterproofing membrane for added durability. Protective board sheets are then installed, and all seams are meticulously waterproofed.
Additionally, another L-shaped fiberglass installation is carried out around the perimeter of the balcony to further reinforce the waterproofing application. Finally, a flexible waterproofing membrane serves as the top coat to ensure comprehensive protection against water infiltration.
Benefits of Layered Coatings
The multi-layered approach to balcony waterproofing offers several notable advantages. Firstly, each layer serves a specific purpose, contributing to the overall effectiveness and durability of the waterproofing system. The combination of industrial-strength adhesives and waterproofing membranes ensures superior adhesion and resistance to water penetration, even in challenging outdoor conditions. Furthermore, the inclusion of insulation boards enhances thermal efficiency, contributing to energy savings and occupant comfort. Additionally, the use of protective board sheets and reinforced fiberglass installations provides added structural support and resistance to mechanical damage, prolonging the lifespan of the waterproofing system. Overall, this comprehensive approach offers enhanced protection against water damage, structural deterioration, and maintenance issues, providing peace of mind for residents and property owners alike.
