Repair Solutions for Structural Integrity at Bayview Avenue Residential Building

Tenera was contracted to deliver yet another efficient repair specification for a repeat client, a residential building on Bayview Avenue in Markham, this time for ceiling crack and pipe repairs in the underground parking garage. This project follows our previous work, providing specifications to a contractor to build a retaining wall and planters, and do foundation waterproofing around the building perimeter.


Repair Methodology

Ceiling Crack Repair

Repairing ceiling cracks, particularly in an underground parking structure, demands a precise approach to ensure the long-term stability of the repair. The repair method we specify involves first opening the crack to a sufficient width to allow for proper material installation. The exposed area is then cleaned and coated with an industrial-strength adhesive to ensure a strong bond. A specialised crack-filling material is applied, followed by surface smoothing and painting to blend the repair with the surrounding area.


Pipe Waterproofing

To prevent the costly replacement of leaking pipes, we employ a repair technique utilising fibreglass and waterproofing materials. This method has been successfully implemented in several other parking garage projects, providing a reliable alternative to full pipe replacement. The process ensures that the integrity of the pipes is restored without the need for extensive and disruptive construction work.
