Tenera was approached by the property management of a high-rise residential building situated on Lee Centre Dr. in Scarborough. Their request involved developing specifications for the waterproofing of both the upper and lower flat roofs, encompassing areas of 4,400 SQF and 2,600 SQF, respectively.

Maintaining flat roofs in optimal conditions is of paramount importance in ensuring the structural integrity and longevity of buildings. Repair Method
The contractor was instructed to carry out the repair in phases due to the presence of gravel which had to be set aside to allow for the waterproofing work to be done. Subsequently, the geotextile and polyurethane-based insulation layers were removed to expose the underlying EPDM membrane, originally installed during construction. Any deteriorated sections of the membrane were removed before the surface was coated with a primer, paving the way for the application of a new polyurea-based membrane.
Following membrane application, insulation and geo textile layers were reinstated to provide additional protection and insulation. Finally, the displaced gravel was returned to its original position, ensuring the aesthetic and functional integrity of the roof. This sequence of steps was repeated until the entire roof surface on both roofs was waterproofed.
