Drain Sealing and Mechanical Room Waterproofing Using Polyaspartic Membranes

Tenera was hired to provide detailed specifications for waterproofing mechanical rooms and addressing drainage issues at a mid-rise residential building on Royal York Rd. in Etobicoke. Two mechanical rooms required floor recoating, and so did some of the drains.


Drainage Repairs

To address the drainage issues at the garage entrance, the contractor was instructed to thoroughly clean the surface to remove any debris and contaminants. This step is vital to ensure optimal adhesion of the new waterproofing layers. After cleaning, they applied a specialised primer to enhance the bonding of the subsequent coating. Finally, a cold-applied polyurea coating was installed, providing a seamless, durable, and watertight barrier. This method ensures long-lasting protection against water infiltration, safeguarding the garage and adjacent areas from potential damage.


Mechanical Room Waterproofing

For the mechanical rooms, the waterproofing process began with the removal of the existing delaminating coating through precision grinding. This ensured a clean and stable substrate for the new membrane. Any cracks in the surface were meticulously filled to prevent future water ingress. The contractor then applied two layers of a polyaspartic membrane, known for its superior chemical resistance and durability.
